Clay's right that rezoning usually just means somebody wants the lot easier to sell. Half the time the "plan" is a sign on the fence and a guy in Little Rock waiting on an offer. Doesn't mean it'll stay empty though. Once it's zoned for something denser, somebody will show up with apartments. They always do.
The growth isn't what bugs me, it's that the roads never get fixed first. Everybody in Greenbrier and Conway knows 65 and 225 are already maxed at 7:30, and the answer is always "we'll look at it after the development goes in." Then ARDOT shows up a decade later with orange barrels and a three-year timeline. I'll believe the road work keeps pace when I see it. I'd sooner believe the Razorbacks are about to run the table.
A buddy of mine with a kid in the district says the school is already doing the portable building shuffle. Secondhand, so take it with salt. But it fits what you'd expect. Somebody should go ask at the next council meeting instead of all of us guessing on a forum.
